Ex-Nitro Circus Boss Lists Hinterland Getaway Ranked Australia’s 4th “Most Wishlisted Unique” Airbnb

Nitro Circus Live co-founder Andy Edwards is selling The Little Red Barn, which ranked No. 4 among Australia’s most wishlisted unique Airbnb stays in 2021 and brought in $140,000 in gross revenue last financial year.

Andy Edwards and Anyo Geddes have listed their much-loved holiday barn at 216–228 Sunrise Road, Doonan through Chris Jarrett of CJRE.

The Noosa hinterland retreat holds Airbnb Guest Favourite status, with a 4.91 rating from more than 500 reviews.

The barn comes with an established accommodation business, its own Instagram following and a reputation built over years of welcoming guests.

Andy, the former CEO of Nitro Circus Group and co-founder of Nitro Circus Live, now co-leads immersive entertainment company Wundr.

The Sydney mum and dad bought the property in 2021, during the lockdowns that prevented them from travelling to Queensland, seeking a family escape that could also earn its keep.

“We were looking for something unique and with character,” Andy said.

He describes the idea as a “holiday home with benefits”; somewhere the family could escape to that could also bring in an income.

The barn delivered both, earning an income between the family’s own holidays.

“One of our favourite memories is sitting on the verandah with a coffee in the stillness of the morning, watching the wallabies bounce by,” Andy said.

Set on 6,401 square metres, approximately 1.58 acres, the three-bedroom red timber barn has a vaulted timber ceiling above its open living and dining spaces, a wood fireplace and air conditioning throughout.

The main bedroom’s ensuite extends onto the verandah, where a freestanding cast iron bath faces the view. Another bedroom sits downstairs, with a third in the upstairs loft and a separate landing nook.

Outside are a heated circular concrete pool, fire pit and dam. Andy and Anyo have also added solar during their ownership.

The property’s flexibility had been central to the purchase.

“It can be a great holiday home or an Airbnb business, but it also has so much untapped potential,” he said.

The land offers potential for a second dwelling, subject to council approval, allowing a buyer to explore accommodation for extended family or a separate residence alongside the barn.

CJRE owner and Noosa selling agent Chris Jarrett said the barn’s established income history was a key selling point in the changing investment market.

“We’ve already seen strong interest in The Little Red Barn,” Chris said.

“The changes to negative gearing give investors more reason to look for properties that can pay their own way. That makes the earning potential of an established short-stay property like this particularly relevant.”

With their children now 21 and 18 and doing their own thing, family trips to the barn are becoming less frequent, so the couple has decided to sell.

The property is approximately five minutes from Eumundi and 15 minutes from Noosa Heads and Main Beach.

The Little Red Barn is listed with Chris Jarrett of CJRE for offers from $1.95 million.
