High-performing Place Bulimba team, Paula Pearce and Jodie Cevallos, have sold more than $17.5 million in just 21 days.
“We’ve had a strong amount of buyer activity around our recent sales,” Paula said.
Every sale has buyers who inspected or bid but missed out and are still looking for a home that gives them what they haven’t been able to find.
“There are still families looking for good-quality homes in the inner east. They’ve been watching the market; they know what they want and they don’t want to miss the next one.”
Jodie said the properties selling well were either new or recently renovated homes where buyers could move straight in, or older properties with the location, bones and potential to create something special.
“Buyers are making a clear decision between convenience and potential. They either want a home where the work has already been done, or a property with enough upside to make a renovation worthwhile.”
While Brisbane’s market has softened as investor activity pulls back due to the Federal Budget changes, Place Advisory’s latest survey of 1,131 Queensland consumers shows owner-occupiers are still planning their next move.
59% per cent are planning to buy, sell or do both.
24% are looking to buy another home.
16% are planning to buy and sell.
“That isn’t a market without buyers. It’s a market full of owner-occupiers preparing for their next move,” Paula said.
The buyers aren’t just browsing
They are families who have outgrown their current home and need more space.
They are owners who want to stay close to schools, friends and the lifestyle they have built.
They are downsizers ready to leave the big family home but not the suburb they love.
And they are buyers who have already missed out on a home they wanted.
“The buyers we’re speaking with aren’t just looking for anything,” Paula said.
“They are waiting for the right combination of location, layout and lifestyle. When they find it, they can move quickly.”
The buyer conversations continue after the sale
For Paula and Jodie, every campaign gives them a clearer picture of who is active and what they are looking for next.
“After a sale, we’re still talking to the buyers who missed out,” Jodie said.
“We know what they liked about the home, where they are prepared to compromise and what would make them act on the next one.”
That is where an active buyer database becomes valuable.
It isn’t a list of names.
It’s a group of current conversations with people who are ready to make a genuine move when the right home appears.
Good family homes are still creating urgency
Buyers are selective, but they aren’t sitting on their hands.
When a well-presented family home comes up in the right part of Brisbane’s inner east, there are still buyers prepared to compete for it.
“Some of the best buyer opportunities happen before a home even launches,” Paula said.
“When we meet a seller, we’re already thinking about the buyers who could be a match for their home.”
